Liberty's Services & Fees


Commercial Property Management                                                
           * Weekly Property Inspections and Monthly Operations Report to Ownership.
           * Lease Administration & Renewals.            
           * Weekly Visitation with Tenants.                        
           * Vendor/ Service Contract Administration.
           * Annual Fire Inspection and Elevator Inspection.
           * Annual Roof Inspection
           * Annual Property and Flood Insurance Renewals.
           * Monthly Financial Report with Variance Analysis.
           * Operating and Capital Budget Preparation and Quarterly Re-forecasting.
           **  24/7 Emergency Response.
           **  Project Management. outside of the normal Service Contracts.
           **  Value Engineering, Sustainability Strategies and Implementation.

Fee Structure Options:

  1. I. Basic Property Management Service. (*)

               $150 per week for:   
               - Retail Properties up to 40,000 SF   
               - Office Properties up to 60,000 SF   
               - Industrial Properties up to 120,000 SF   
                     
               $300 per week for:   
               - Retail Properties up to 80,000 SF   
               - Office Properties up to 120,000 SF   
               - Industrial Properties up to 250,000 SF  

  2. Additional, as needed Property Management Services (**) will be invoiced at $ 45.00 per hour.


    II.
    3% of the Gross Rents for Full-Service Property Management.

    - In both Fee Structure Options, the Tenant Management/ Financial Management Software will be at the Owner's direction. Access to Software to be provided by Ownership.
  3. - In both Fee Structure Options, Ownership to be invoiced for any Print & Postage costs, without markup.  


Marketing and Leasing Option:

  1. - Property Marketing, Property Showings and Lease Negotiations.

    - No Commission Service provided, as Owner's Representative.

    - Allows Ownership to offer a Full Commission to the Brokerage Community.

Fees:

  1. - All costs will be invoiced direct to Ownership for Advertising and Marketing expenses. (Signage, Mailings, Broker's Events, Co-star and Loopnet Listings)

    - $40.00 fee for each Property Showing conducted by Property Manager.  No Commission to Property Manager.
